Housing Market

The beginning of the summer saw sales agreed sizzle up 7% on the same period last year, indicating that despite recent and ongoing political uncertainty in the UK, the housing market shows resilience. However, there is a fall of 0.4% of the price of property coming to market, the first monthly fall in 2017.

This has caused the annual increase of house prices to slow. However, prices are still up 1.3% on the same period in 2016 as the housing market remains strong and Waterfords buyer demand is up 14% on this time in 2016.

Lettings Market

May and June saw progression in rental market activity, putting concerns about a go-slow in the buy-to-let sector to rest. The strongest performing region is currently the South East of England, with properties successfully let up by 31.4% on last year.

Factors including increasing house prices, buy-to-let mortgage tax changes and stamp duty changes mean that demand for decent rental property is high. Waterfords Lettings are advising all landlords to retain their properties to take advantage of the increased demand on rental stock.
