

HOME INFORMATION PACKS
On 1st August 2007, the Governments Housing Act 2004 became law, meaning that all properties being offered for sale with four or more bedrooms will need to have a Home Information Pack prepared. The legislation was modified on 10th September to include 3 bedroom houses with smaller properties been gradually phased in.
Waterfords have been offering HIPs for 18 months as part of the Governments pilot scheme for “Early Adopters” and have a wealth of experience in the management of HIPS. The idea behind HIPs is to give buyers access to more information about the property they intend to buy at the outset so they can make more informed decisions - leading to fewer delays and aborted sales.
Put simply a HIP is a pack of information about a property being offered for sale. Under the new rules, a HIP will be required once a qualifying property comes onto the market.
When you instruct us to sell your home, we will arrange your HIP, and ensure it is compliant and available for prospective viewers and buyers. We anticipate that a HIP will be available within a week or so thus ensuring we can get your marketing off to the best start possible.
