Council suspend land charges services, likely to affect 1000’s of house movers!

Surrey Heath borough council gave just 48hrs notice informing the public that they would not accept requests for Local land charges(LLC) from 1st August until 17th September as they were changing their software.

 

All property & land transactions require searches to be carried out prior to exchange of contracts, with the majority of lenders making it a requirement for mortgage funds to be released on completion of a sale.

 

Anyone who is currently on the market or in the process of selling will now face long delays & unfortunately this will also affect people outside  Surrey Heath if they are involved in a chain where one of the links sits in the Borough.

 

Transaction times are directly linked to sales fall through rates, time allows circumstances to change or people to have a change of mind .This has serious ramifications for the local property market which is likely to cost purchasers & sellers £1000’s in personal search & indemnity fees to try & mitigate some of the delays, or in the worst case, expensive abortive fees when a sale collapses.
