Investors Club Exclusive: Which properties are in demand right now?

News at Waterfords | 11/01/2022

As an investor in the current market, you can put yourself at a huge advantage if you are purchasing the right type of property that would achieve a strong yield. The team at Waterfords Letting Agents have listed the types of property that would make ideal buy-to-let investments in the current rental market in the Camberley, Fleet, Yateley and Chobham area.

3 & 4 Bedroom Semi-detached/ Detached Houses

There is a huge demand currently for 3 & 4 bedroom houses, due to the fact that we are finding many home owners selling their property, to then move into rented for a year or so. There is a big lack of supply with these properties, which is causing the rental prices to increase upwards of £500pcm. At Waterfords we strongly believe that you could benefit from purchasing a 3 or 4 bedroom house, if bought at a good price.

  • Average price for a 3 bedroom house for sale in Fleet – £425,000
  • Average price for a 3 bedroom house to let in Fleet – £1,500.00pcm
  • Average price for a 4 bedroom house for sale in Fleet – £550,000
  • Average price for a 4 bedroom house to let in Fleet – £1,950.00pcm

Areas where you could be looking to achieve a good yield are Elvetham Heath, Zebon Copse, Ancells Farm, Edenbrook or the Crookham Park Development. These are good areas to purchase investments, as you will be targeting families with children under the age of 18, who would be looking for a great location that is good for commuting to school’s and work. Furthermore, you’ll be targeting couples looking to upsize to expand their family.

Achieved £250.00 over asking price, following difficulty gaining access for viewings. Nevertheless, £2,500.00 was achieved for this 4 bedroom detached home.

2 Bedroom/ 2 Bathroom Apartments or Houses

These are always of high demand, especially now given that there is a lack of supply. We are seeing a good amount of 2 bedroom properties on the market, however, that second bathroom can be hard to come by. With that second bathroom, you attract more attention from tenants, as this is attractive to two sharers or young families. Depending on supply on the sales market, you may find it easier to find a ‘bargain’. Some areas in Fleet could potentially achieve a high yield percentage for this type of property. Areas around Fleet, such as Hook, Farnborough and Yateley could also be great for return of investment.

  • Average price for sale in Fleet – £295,000
  • Average price to let in Fleet – £1,200.00
