Live near a village green? Your home is probably worth more!

May Day – a much longed for bank holiday weekend, and a time for dancing, singing and fetes on the village green, we hope you all enjoyed it and basked in the glorious sunshine! Waterfords Chobham enjoyed sponsoring the Main Arena at Chobham Carnival for the umpteenth time, a village event very close to our hearts.

After the fabulous carnival festivities were over, we decided to investigate whether there is a price premium attached to living near a village green?

To live in a small village across England’s green and pleasant land commands a price premium of close to 24% compared to the average price of a property across England and Wales. The presence of a village green adds on average, an additional £21,000 to the price of a village property!

Although London is heralded as one of the ‘greenest’ cities in the world, the premium attached to a village with a green compared to just a village is equivalent to just over £125,000. Those in the South West can expect to pay close to £44,000 for the privilege of their village having a green.

However, in 40% of regions, the price differential between a village with a green and a village without is less than £10,000, prices across the Midlands and Wales varying very little. 

Hartley Wintney and its many village greens…


With Waterfords having offices located in Fleet and Yateley, we had a look at house prices in the village of Hartley Wintney in Hampshire. It features five greens (including the charming Cricket Green, Oaks Common, Hunts Common, Causeway Green and Phoenix Green), two lovely duck ponds, a pretty High Street lined with period buildings, mostly dating from the 18th and 19th centuries.


We discovered that in March 2018 buyers paid an average of £77,479 more to live in the Hartley Wintney’s postcode of RG27 8 over the surrounding postcodes. This is no surprise given that the picturesque village has not one, but five greens!
