Why buy a new build home?

Just like everyone has their own preference when it comes to fashion, the same can be said for property. Some people love period homes full of character features, whereas others want a new build home with a clean and fresh feel that they can put their stamp on.

A new build property will be untouched and completely fresh for you to come along and make it your home sweet home straight away. If you buy a new build property off plan before the build has started, there is the option to choose all the exact fixtures and fittings too.

Many new build homes for sale have already been built with the most up to date fixtures and fittings out there, meaning when you move in, you can enjoy life straight away and not need to worry about choices. You can still have lots of fun choosing the paint colours and new furniture.


Everything is new

It might be stating the obvious, but everything in a newly built property really is brand new. The bath, the shower, the boiler, the toilets, the oven and any other fixtures and fittings. Because they are new, they will all be under warranty, giving you peace of mind for at least the first few years... You won’t be stung with unexpected costs, like having to replace the boiler, just months after moving into a second-hand home.
 

Safe and secure

With a new build property, you get the added benefit of increased security. From the latest strong doors and windows to the most up to date electrical and fire safety measures, a new build home provides a safer and more secure environment than many older buildings.
 

Cost effective

The difference between the running costs of an older property and a new build home can be substantial. Advancement in energy efficient technology is obvious when you compare a new build property to an older one. Everything from insulation to fitted appliances will be incredibly energy efficient, saving you money on bills in the long run and keeping your cosy in the winter months.
 

There is often no chain

Without a doubt, one of the most stressful parts of moving is being caught in a chain and everything is out of your control. With new build homes, you aren’t at the mercy of other buyers and your dream home is ready to move into straight away as you aren’t having to wait for the previous owner to move out. This reduces a lot of uncertainty often associated with moving.

You may have unavoidable delays with the build of a new home, but you can effectively move as quickly as the builder can finish the home. This is still much less complicated than a long chain!
 

Help to buy assistance with new builds

The government has created a variety of Help to Buy schemes including Help to Buy: Shared Ownership and Help to Buy: Equity Loan to help hard-working people like you take steps to buy your own home.

The new Help to Buy scheme is now available to help first time buyers who have a 5% deposit, looking to get on the housing ladder. The Government will provide those eligible with a 20% equity loan towards a new build property, including properties in the South East up to the value of £437,600.

The loan is interest free for the first 5 years, with a small monthly management fee of just £1. From the 6th year, interest payments are just 1.75%, increasing in line with the Customer Price Index every April. The loan can be paid partially or fully at any time whilst living there.

The good news about this scheme is that if the house equity falls in value, the equity loan repayment does too.

You are eligible for this new scheme if:

  • The property must be brand new from a developer registered with Help to Buy: Equity Loan
  • It is your sole property in the UK or abroad
  • You are a first-time buyer, as well as your partner if you are married or in a civil partnership
  • You can demonstrate that you have a 5% deposit saved and can afford the monthly Equity loan and mortgage payments.
