•Set-Up Fee (Landlords Share) Including Tenancy Agreement £360.00 inclusive of VAT

•Deposit Registration Fee (Tenant Find Service Only) £60.00 inclusive of VAT

•Basic Referencing £60.00 inclusive of VAT per tenant/guarantor over the age of 18 years old

•Innovate: £90.00 inclusive of VAT for independent referencing per adult tenant aged 18 and above plus £50,000 legal cover 

•Inspire Pro: 1.8% inclusive of VAT of the monthly rent for independent referencing and above plus rent protection and £50,000 legal cover 

•Infinity: 3.6% inclusive of VAT of the monthly rent for independent referencing and above plus guaranteed rent and £50,000 legal cover 

•Arranging a Landlord Gas Safety Certificate from £108.00 inclusive of VAT

•Arranging an Electrical Safety Certificate (EICR) from £180.00 inclusive of VAT

•Arranging an Energy Performance Certificate (EPC) £120.00 inclusive of VAT

•Arranging a Legionnaires Risk Assessment £108.00 inclusive of VAT

•Inventory, Check In and Check Out Costs may be applicable including updating and re-typing – these costs vary dependent upon whether the Property is Furnished or Unfurnished and upon the size of the Property – please contact your local Office for further information.

•Insurance Claims £120.00 inclusive of VAT per hour

•Court Attendance £90.00 inclusive of VAT per hour 

•Submission of dispute case to Tenancy Deposit Scheme for adjudication £120.00 inclusive of VAT per hour

•Tenancy Dispute No AST £600.00 inclusive of VAT/12% of the deposit inclusive of VAT, whichever is greater 

•Abortive Tenancy Fee £350.00 inclusive of VAT 

•Serve Section 21 Notice (included with management service) £60.00 inclusive of VAT

•Serve Section 13 Notice £60.00 inclusive of VAT

•Additional Property Visit £120.00 inclusive of VAT

•Key Cutting £30.00 per set of keys on top of key value

•Downgrading of Level of Service During Tenancy – these costs vary please contact your local Office for further information

•Submission of non-resident landlords receipts to HMRC £120.00 inclusive if VAT per quarter

•Waiting at property for contractor £30.00 inclusive of VAT per hour

•Supervision of major works an additional 24% inclusive of VAT

•Renewal Fee £120.00 inclusive of VAT for fixed term and periodic renewals

•By law, we must tell you if we or any connected person intends to earn any commission from offering you or a Tenant other services. If we or any connected person earns money from any of these services, we would keep this commission. The following services will be offered by Waterfords Estate Agents or connected persons; letting agency services, insurance products, an average commission is eleven pounds and twenty pence, maintenance works, an average commission is forty pounds and eleven pence, rent protection services, an average commission is one hundred and thirty four pounds and forty pence, and referencing.
