Landlord Fees


Tenant Find: 10% inclusive of VAT based over the gross term of the tenancy includes*:

•Agree the market rent and find a tenant in accordance with the landlord’s guidelines

•Advise on current market conditions 

•Prepare property details, market the property and advertise on relevant portals

•Accompanied viewings 

•Erect a board outside property in accordance with the Town and Country Planning Act 1990

•Provide guidance on compliance with statutory provisions and letting consents

•Carry out a full credit search on any prospective tenant via an independent credit referencing company

•Obtain references from employers, previous landlords and the bank, via an independent referencing company 

•Collect and remit initial months’ rent received

•Collect a security deposit equivalent to one and a half months rent 

•Arrange the Inventory, Check In and Check Out via an Independent Inventory Clerk

•Arrange all necessary safety checks 

•Agree collection of any shortfall for fees and payment method

•Provide tenant with method of payment

•Deduct any pre-tenancy invoices

•Make any HMRC deduction (if applicable)

•Return deposit as agreed with landlord and tenant to relevant parties and unprotect security deposit 

Rent Collection: 12% inclusive of the monthly rent inclusive of VAT includes*:

•Provide tenant with method of payment

•Negotiate with landlord and tenant any disbursement of the security deposit, return deposit as agreed with landlord and tenant to relevant parties and unprotect security deposit items  

Fully Managed: 18% of the monthly rent inclusive of VAT includes*:

•Agree the market rent and find a tenant in accordance with the landlord’s guidelines

•Advise on current market conditions 

•Prepare property details, market the property and advertise on relevant portals

•Accompanied viewings

•Erect a board outside property in accordance with the Town and Country Planning Act 1990

•Provide guidance on compliance with statutory provisions and letting consents

•Carry out a full credit search on any prospective tenant via an independent credit referencing company

•Obtain references from employers, previous landlords and the bank, via an independent referencing company 

•Collect and remit the monthly rent received

•Provision of monthly statements

•Pursue non-payment of rent and provide advice on rent arrears action

•Collect a security deposit equivalent to one and a half months rent 

•Arrange the Inventory, Check In and Check Out via an Independent Inventory Clerk

•Arrange all necessary safety checks 

•Advise all utility providers in relation to change of occupancy 

•Provide tenant with method of payment

•Deduct any pre-tenancy invoices

•Make any HMRC deduction (if applicable)

•Undertake two property inspection visits per annum and provide a comprehensive report to the landlord

•Arrange routine repairs and instruct approved contractors (providing two quotes)

•Negotiate with landlord and tenant any disbursement of the security deposit, return deposit as agreed with landlord and tenant to relevant parties, unprotect security deposit and obtain quotes; organise repairs /replacement/cost of any broken or missing items  

*Based on a sole agency contract

Joint Agency Contract:

Tenant Find Service – 12% inc VAT of the monthly rental 

Rent Collection Service – 14.4% inc VAT of the monthly rental 

Fully Managed Service - 20.4% inc VAT of the monthly rental

ADDITIONAL FEES AND CHARGES FOR ALL LANDLORDS:

•Set-Up Fee (Landlords Share) Including Tenancy Agreement £300.00 inclusive of VAT

•Arranging a Landlord Gas Safety Certificate from £108.00 inclusive of VAT

•Arranging an Electrical Safety Certificate (EICR) from £180.00 inclusive of VAT

•Arranging an Energy Performance Certificate (EPC) £120.00 inclusive of VAT

•Arranging a Legionnaires Risk Assessment £108.00 inclusive of VAT

•Inventory, Check In and Check Out Costs may be applicable including updating and re-typing – these costs vary dependent upon whether the Property is Furnished or Unfurnished and upon the size of the Property – please contact your local Office for further information.

•Insurance Claims £120.00 inclusive of VAT per hour

•Court Attendance £90.00 inclusive of VAT per hour 

•Submission of dispute case to Tenancy Deposit Scheme for final adjudication £120.00 inclusive of VAT per hour

•Tenancy Dispute (No AST) £600.00 inclusive of VAT or 12% of the deposit inclusive of VAT, whichever is greater 

•Abortive Tenancy Fee £350.00 inclusive of VAT 

•Serve Section 21 Notice (included with management service) £60.00 inclusive of VAT

•Serve Section 13 Notice £60.00 inclusive of VAT

•Visit Property During Void Period £100.00 inclusive of VAT

•Cancellation of contracts £300.00 inclusive of VAT

•Copies of remittance advices £30.00 inclusive of VAT per copy

•Sale Of Property Fee 2.4% inclusive of VAT

•Provision Of Monthly Statements To Accountant/Landlord £12.00 inclusive of VAT per copy

•Post Redirection £1.20 per letter

•Key Cutting £30.00 per set of keys on top of key value 

•Copy Of Documents £12.00 inclusive of VAT plus postage costs per document

•Certified Copy Of Documents £12.00 inclusive of VAT plus postage costs per document

•Downgrading Of Level Of Service During Tenancy – these costs vary please contact your local Office for further information

•Waiting at property for contractor £30.00 inclusive of VAT per hour

Deposit Registration Fee: £60 (inclusive of VAT): 

Register landlord and tenant details and protect the security deposit with a Government-authorised Scheme Provide the tenant(s) with the Deposit Certificate and Prescribed Information within 30 days of start of tenancy.

Additional property visits: £100 (inclusive of VAT) per visit:

To attend for specific requests such as neighbour disputes; more visits are required to monitor the tenancy; or any maintenance-linked visit.

Submission of non-resident landlords receipts to HMRC: £120.00 (inclusive of VAT) quarterly:

To remit and balance the financial return to HMRC quarterly – and respond to any specific query relating to the return from the landlord or HMRC.

Renewal Fee (Landlords Share): £120 (inclusive of VAT)

Contract negotiation, amending and updating terms, arranging a tenancy extension agreement, re-registering the deposit and issuing revised prescribed information pages.
